The EU Energy Performance of Buildings Directive (EPBD) aims to promote improvements in the energy efficiency of buildings. Buildings consume 40% of energy in the EU and it is thought that this can be greatly reduced by implementing energy efficiency strategies Europe wide. The directive became European law on 4th January 2003 and the Building Regulations were updated in 2006 to be compliant with the EU directive.
The Energy Performance Certificate is one such measure being introduced to help improve the energy efficiency of our buildings. It is part of a program of work being rolled out across Europe to reflect current legislation. Other changes require larger public buildings to display certificates showing the energy efficiency of the building and requiring inspections for air conditioning systems.
By October 2008 all buildings in England and Wales whenever sold, built or rented will need an Energy Performance Certificate (EPC). Other changes include requiring Display Energy Certificates for public buildings and from January 2009, inspections for air conditioning systems will be introduced. |
Domestic EPCs
If you are buying or selling a home it is now law to have an Energy Performance Certificate. They are also required on construction of new homes and from October 2008 the requirement for EPCs will be extended to rented properties.
Non-Domestic EPCs
Energy Performance Certificates (EPCs) are currently being introduced in phases for all buildings, starting in April 2007 with large commercial buildings. By October 2008 all commercial buildings whenever built, rented or sold will need one.
Display Energy Certificates
Display Energy Certificates are required for public buildings occupied by a public authority and institutions providing a public service with a useful floor area over 1,000m2. Display Energy Certificates are valid for one year and the requirement for Display Energy Certificates comes into effect from 1 October 2008.
